1. Introduction

These Terms and Conditions (“Terms”) govern your access to and use of the website, mobile application, and services (the “Platform”) operated by iSuites Residence S.A.L. (“iSuites Residence”)

By accessing or using the Platform, you agree to be bound by these Terms.

 
2. Services

iSuites Residence provides an online platform for the listing, booking, and rental of furnished apartments for mid-term and long-term stays, typically ranging from several months up to three (3) years.

iSuites Residence acts as a direct contracting party or representative of the property owner, and not as an intermediary marketplace.

All rentals facilitated through the Platform are subject to separate lease or rental agreements governing the occupancy and use of the property.

 
3. Eligibility

By using the Platform, you confirm that:

• You are at least 18 years old.

• You have legal capacity to enter into binding agreements.

• All information provided is accurate and complete.

 
4. Bookings

• All bookings are subject to availability and confirmation.

• A booking is confirmed only upon successful payment and issuance of confirmation.

Bookings for mid-term and long-term stays may give rise to legally binding lease agreements separate from these Terms.

iSuites Residence reserves the right to refuse or cancel bookings where necessary.

 
5. Pricing

• Prices may be modified at any time.

• Taxes and additional charges may apply.

• In case of pricing errors, iSuites Residence reserves the right to cancel the booking and refund any amounts paid.

 
6. Payments

Payments are processed through secure third-party payment providers.

iSuites Residence does not store full payment card details and shall not be responsible for payment processing errors, banking issues, or unauthorized transactions beyond its reasonable control.

Users remain responsible for ensuring valid payment methods and sufficient funds.

 
7. Security Deposit & Pre-Authorization

iSuites Residence reserves the right to require a security deposit or to place a pre-authorization hold on the user’s payment method prior to or upon check-in.

Such deposit or pre-authorization is intended to cover:

• Damage to the property.

• Missing items.

• Additional charges (including late check-out, extra services, or penalties).

The amount may vary depending on the property and booking.

iSuites Residence may deduct from the deposit in case of damage, breach, or unpaid charges.

Release of any pre-authorized amount is subject to inspection and may depend on the policies of the payment provider. iSuites Residence shall not be responsible for delays in release.

 
8. Booking, Cancellation & Termination

Given the nature of mid-term and long-term rentals, bookings may be subject to binding lease agreements.

Cancellation rights may be limited or unavailable once a booking is confirmed.

Any early termination or modification shall be governed by:

• The applicable lease agreement.

• Agreed notice periods.

• Applicable penalties.

Unless otherwise stated, payments are non-refundable.

 
9. Check-In / Use of Property

Users agree to:

• Comply with agreed check-in and check-out terms.

• Comply with the terms of the lease agreement.

• Use the property lawfully.

• Respect property rules.

 
10. Damage to Property

Users are fully responsible for:

• Any damage caused.

• Missing items.

• Misuse of the property.

iSuites Residence reserves the right to recover any damages, deduct from deposits, and pursue legal action if necessary.

 
11. Tenant Obligations and Legal Occupancy

Users occupying a property under a lease agreement shall comply with all contractual obligations, including timely payment of rent.

iSuites Residence shall not remove or evict any user except:

• In accordance with the applicable lease agreement; and.

• Pursuant to applicable laws and legal procedures.

• In case of non-payment or breach, iSuites Residence reserves the right to take appropriate legal action.

 
12. User Conduct

Users shall not:

• Engage in unlawful activities.

• Disturb others.

• Misuse the Platform.

iSuites Residence may take appropriate measures in case of violations.

 
13. Platform Availability

The Platform is provided “as is”.

iSuites Residence does not guarantee uninterrupted or error-free operation.

 
14. Third-Party Services

The Platform may rely on third-party services (including payment providers).

iSuites Residence shall not be responsible for their performance or actions.

 
15. Intellectual Property

All content on the Platform is owned or licensed by iSuites Residence and protected by applicable laws.

Unauthorized use is prohibited.

 
16. Limitation of Liability

To the fullest extent permitted by law, iSuites Residence shall not be liable for:

• Indirect or consequential damages.

• Loss of profits or data.

• Issues related to third-party services.

Total liability shall not exceed the amount paid for the relevant lease.

 
17. Chargebacks & Payment Disputes

In case of chargebacks or payment disputes, iSuites Residence reserves the right to:

• Suspend user accounts.

• Recover amounts due.

• Take legal action.

Users agree not to initiate unjustified disputes for valid services rendered.

 
18. Indemnification

Users agree to indemnify iSuites Residence from any claims arising from:

• Breach of these Terms.

• Damage to property.

• Violation of laws.

 
19. Privacy and Cookies

Your use of the Platform is governed by our Privacy Policy and Cookie Policy, including the use of cookies and analytics technologies.

 
20. Force Majeure

iSuites Residence shall not be liable for events beyond its control, including natural disasters, war, government actions, or technical failures.

 
21. Suspension & Termination

iSuites Residence reserves the right to suspend or terminate access to the Platform in case of breach of these Terms.

Where a user is occupying a property under a lease agreement, termination of rental or occupancy shall occur only:

• In accordance with the lease agreement; and.

• In compliance with applicable laws.

iSuites Residence reserves the right to terminate the rental in case of:

• Non-payment of rent.

• Material breach of contractual obligations.

 
22. Governing Law

These Terms are governed by the laws of Lebanon.

 
23. Dispute Resolution

Any dispute arising out of or in connection with these Terms shall be subject to the jurisdiction of the competent courts of Beirut, Lebanon.

Notwithstanding the above, iSuites Residence reserves the right to seek urgent and interim relief before the competent Summary Judge (قاضي الأمور المستعجلة) in Beirut, including but not limited to cases of:

• Non-payment of rent.

• Unauthorized occupancy.

• Breach of contractual obligations.

• Protection of property rights.

24. Amendments

iSuites Residence may update these Terms at any time.
